Property Inspector

South Derbyshire District Council is investing in its Housing Service to provide affordable homes and services for our tenants. The Council would like to hear from a proactive property inspector to undertake detailed inspections across our housing stock, ensuring properties meet required safety, compliance, and quality standards. 

The successful candidate will manage inspections from diagnosis through to completion, supporting high-quality repairs and excellent customer service. This role is based at the Swadlincote office in order to work closely with contractors, schedulers, and the wider council teams to ensure that all regulatory requirements for social housing providers are met. 

You will have a proven track record in property inspection or housing maintenance, preferably within a social housing, property management, or maintenance environment. You will also be able to demonstrate strong organisational and time-management skills, with excellent attention to detail. 

You will carry out inspections of tenanted and void properties, including: 

• HHSRS surveys and Awaab’s Law assessments
• Disrepair inspections and post-inspections
• Decent Homes and stock condition assessments
• Diagnose defects, specify works, and issue orders to contractors or DLO
• Manage works through to completion, ensuring quality and compliance
• Produce clear reports within 3 working days and keep tenants informed
• Undertake post-inspections and authorise contractor payments
• Maintain accurate records using housing systems
• Support contractor performance and service delivery
